How to Value a Hotel Business in Thailand: ADR, Occupancy, GOP and ROI
Understand the hotel performance measures, evidence, property rights, capital costs and downside cases needed for a practical valuation.
Quick answer: A hotel should be valued by separating the property rights from the operating business, then testing sustainable earnings. ADR, occupancy and RevPAR explain room performance, while GOP shows the operating result before ownership and financing items. None of these figures should be accepted without supporting records.
Core hotel measures
| Measure | Simple calculation | What it shows |
|---|---|---|
| ADR | Room revenue ÷ occupied rooms | Average room rate actually achieved |
| Occupancy | Occupied room nights ÷ available room nights | Share of available rooms sold |
| RevPAR | Room revenue ÷ available room nights | Rate and occupancy combined |
| GOP | Total operating revenue minus operating expenses | Operating profit before agreed ownership-level items |
| GOP margin | GOP ÷ total operating revenue | Operating efficiency |
1. Normalise the operating information
Compare management accounts, bank records, tax filings, occupancy reports, booking-platform statements and point-of-sale data. Remove unusual owner expenses only when evidence supports the adjustment. Include realistic management cost even if the owner currently manages without a market salary.
2. Review more than room revenue
Analyse food and beverage, events, laundry, parking and other income separately. Check the cost and operational risk of each department. A high total revenue figure can still produce weak cash flow if commissions, payroll, utilities, maintenance and replacement costs are high.
3. Account for seasonality and channel mix
Use enough history to cover strong and weak periods. Review direct bookings, online travel agencies, wholesalers, groups and corporate accounts. Heavy dependence on one channel or a temporary contract may reduce the reliability of future earnings.
4. Separate property value from business value
For a freehold hotel, land and building value should be considered alongside the income-producing business. For a leasehold hotel, the remaining lease term, rent, renewal rights and transferability strongly affect value. Do not apply a business earnings multiple as if it automatically includes secure property rights.
5. Include capital expenditure and working capital
Estimate immediate renovation and future replacement of rooms, lifts, air-conditioning, kitchens, fire systems and other equipment. Include deposits, transfer expenses, professional fees, pre-opening costs and adequate working capital in the total investment.
6. Test return and downside cases
Calculate returns using conservative, expected and stronger assumptions for ADR, occupancy and costs. Test the break-even occupancy and the effect of lower room rates, higher rent, delayed renovation and additional staff cost. A valuation range is generally more honest than one precise figure.
Evidence checklist
- Monthly rooms sold, available rooms, ADR and revenue
- Channel statements and commission costs
- Department revenue and cost records
- Payroll, utilities, repairs and maintenance
- Tax filings and bank evidence
- Lease, title, licences and material contracts
- Renovation, replacement and working-capital budget
Sources and market context
Use filed company information from the Department of Business Development and tourism context from the Ministry of Tourism and Sports. Market statistics provide context, but the subject hotel’s own verified records remain essential.
